The Section 8 Housing Choice Voucher Program provides rental assistance to help
low-income families obtain Safe, Decent and Sanitary housing through the private sector.
The tenants will identify a unit they wish to rent and negotiate a rent with the owner.
The owner and tenant present the proposed unit and lease to the Hialeah Housing Authority.
The Hialeah Housing Authority will evaluate the rent and inspect the unit. Once the HHA
approves the rent and the unit passes the inspection, the tenant will move into the unit.
The unit will be inspected and the tenant's income will be re-evaulated annually.
A rental subsidy is paid directly to the landlord on behalf of the participating
family. The family pays the difference between the actual rent charged by the landlord
and the amount subsidized by the program. A family generally pays 30% of their adjusted
gross income in rent.
Like the Public Housing program, the Section 8 program has a waiting list.
Waiting list = 4,800 applicants
An applicant whose name has been placed in the waiting list is responsible for notifying
the Section 8 Department of any changes in the following:
- Changes in family size
- Changes in address or phone number
